Dwell required reliable facilities management to support Manchester Student Village (MSV), a 982-bed student accommodation site in the centre of Manchester. With a high volume of residents, guests and daily activity, maintaining control, safety and a positive living environment is essential.
Our role is to support the day-to-day running of the site. This includes managing access, supporting residents and maintaining a consistent front-of-house presence. From helping residents who have lost keys to managing noise and monitoring activity overnight, the focus is on keeping the environment calm, controlled and comfortable to live in.
The Challenge
Dwell needed a more structured approach to managing the site at MSV.
Without consistent access control, overnight monitoring and frontline support, the site was exposed to disruption, unauthorised access and ongoing resident concerns.
Student accommodation brings a different kind of challenge. It is not just about who comes in and out, but how people live in the space day to day.
At MSV, this meant dealing with a constant flow of guests, noise between residents and small issues across shared areas that could quickly affect the wider environment if left unmanaged.
Without a clear structure for handling these situations, problems could build, impacting both resident experience and the overall running of the site.
Left unmanaged, these issues can also carry real consequences, from reputational impact to avoidable costs, such as lost keys requiring locks to be replaced across the site.
The Solution
No major incidents across academic years. Consistent, reliable security presence supporting residents, staff and day-to-day operations.
An ongoing student accommodation security and facilities management solution was implemented across the site, combining manned guarding, CCTV monitoring and structured front-of-house support.
This approach delivered consistent results, with no major incidents recorded across multiple academic years. The team supported the day-to-day running of the site, with additional control during high-pressure periods such as student move-ins.
Parcel management was handled through a digital system, with deliveries logged and residents notified, ensuring secure collection and full accountability. Fire and smoke alarms were actively managed, with staff responding immediately, checking affected areas and ensuring resident safety at all times.
Rather than taking a passive front-of-house role, the team worked actively across the site, staying aware of what was happening, stepping in early when needed and addressing issues before they escalated.
Beyond this, standards were maintained across shared spaces, with small issues handled early to prevent disruption. All activity was recorded through a live reporting system, creating a clear audit trail and full visibility of what had taken place on site.
By embedding this approach into the daily running of MSV, Dwell maintained a safe, organised and well-managed living environment for residents.
